- Visitors Policy: No unauthorized guests allowed. If you would like to invite additional guests, please notify the host. Restrictions may apply based on the NO PARTIES rule and capacity restrictions.
- Parties: No parties or loud events. Violators will be subject to immediate removal of the property.
- Maximum Occupancy: Strictly enforced per listing (7 guests). No overcrowding.
- Minimum Age to Book: Primary renter must be at least 25 years old.
- Check-in and Check-out Times: Check-in time is at 3:00PM, and check-out time is at 11:00AM. Please contact us if you need to make special arrangements.
- Quiet Hours: Respect quiet hours from 10:00PM to 8:00AM to be respectful of neighbors and lake community.
- Parking: Park only on the driveway. Do NOT park on the grass. Do NOT block driveways, roads, or neighboring properties. No RVs, trailers or boats without prior approval.
- No Smoking: Smoking is strictly prohibited anywhere on the property. This includes vaping, oils, or illicit substances. If this rule is violated, a minimum $800 cleaning fee will be charged to cover the costly and extensive cleaning required to remove odor.
- Pets Policy: Pets are NOT allowed at any time on the property.
- Fire Safety: Use the fire pit responsibly – never leave unattended. No indoor candles.
- Lake & Water Safety: Swim at your own risk (no lifeguard on duty). Children must be supervised at all times near water. Life jackets are strongly recommended. Use dock and paddleboat at your own risk. Be mindful of weather and water conditions.
- Water Equipment: use of any provided equipment (paddleboat) is at your own risk. Return all equipment to original location after use. Guests are responsible for any damage or loss. Follow all local boating laws.
- Cleanliness & Care: Please treat the home with care. Report any damage immediately.
- Wi-Fi: Free Wi-Fi is available Please obtain the password in the welcome book.
- Septic System: Do NOT flush anything except toilet paper. No wipes, feminine products, paper towels, etc. Violations may result in significant repair charges.
- Kitchen Use: Clean up after cooking. Do not leave food out (prevents pests). Wash all used dishes.
- Maintenance & Issues: Notify the host immediately of any issues. Do not attempt repairs yourself.
- Security: Lock all doors and windows when leaving. Exterior cameras may be in use for safety at the street side and lake side of the cottage.
- Liability Disclaimer: Guests assume all risks associated with use of: lake, dock, watercraft, fire pit, and property amenities. Host is not liable for: injuries, accidents, lost or stolen belongings.
- Damages & Fees: Guests are responsible for any damage beyond normal wear and tear. Additional fees may include: extra cleaning, missing items, smoking violations, and unauthorized guests.
- Rule Violations: Failure to follow house rules may result in: immediate termination of stay and removal without refund.
- Refund Policy: Full refunds for cancellations up to 2 weeks after booking date. 50% refund available up to 1 month before your stay. No refund within 1 month of your arrival date. Booked within 1 month of your stay? A full refund is available within 48 hours of booking.
