Terms & Conditions

By confirming a booking with Saudara Villas, you agree to the following terms and conditions.

ABOUT YOUR STAY
Each villa has a maximum occupancy which includes adults, children and babies. This limit must not be exceeded unless approved in advance. In some circumstances, additional guests may be approved and will be charged $50 Australian dollars per person per night. This covers additional bedding, linen and associated costs. Airport transfers for additional guests are only included if they arrive and depart with the main group. Separate transfers will incur additional charges.

BUTLER AND CONCIERGE SERVICE
Six bedroom, four bedroom, three bedroom and two bedroom villas include private butler service for up to eight hours per day, generally between eight am and four pm, including a staff lunch break. One bedroom villas include a modified butler and concierge service of up to two hours per day.

Butler services include housekeeping, cooking, grocery shopping and other reasonable tasks. Any additional requests should be discussed with the Guest Relations Manager.

Additional butler hours are charged at eighty thousand Indonesian rupiah per hour and must be booked consecutively. Split shifts are not available. If both breakfast and dinner service are required, overtime or additional staff will apply.

AIRPORT TRANSFERS
One airport transfer is included per villa for the maximum number of guests booked. Additional vehicles are charged at 300k IIDR per car. Direct bookings of three nights or less include airport pick up only. Bookings made through third party platforms include airport transfers for stays of five nights or more only.

GROCERY AND SHOPPING SERVICE
Grocery shopping can be arranged prior to arrival and throughout your stay. There is no service fee. Guests pay only for the cost of items purchased.

DRINKING WATER
Unlimited filtered drinking water is provided throughout the villa, including bathroom water suitable for teeth cleaning.

WIFI AND ENTERTAINMENT
All villas include WiFi, smart televisions and satellite television. Internet and television services rely on local infrastructure and external providers. Interruptions, outages or reduced speeds may occur and no refunds or compensation apply.

BLUETOOTH SPEAKER
Each villa includes a portable Bluetooth speaker. Lost or damaged speakers incur a replacement fee of one million five hundred thousand Indonesian rupiah.

MINIBAR
A minibar operates in each villa and is replenished daily. Charges may be settled during your stay or at check out.

SAFES AND VALUABLES
Each villa includes an in room safe. Guests are responsible for securing valuables. Saudara Villas cannot accept responsibility for items not stored securely. Lost safe keys incur a replacement charge of one million Indonesian rupiah.

SECURITY
Security arrangements vary by villa location. Please refer to individual listings. Private security can be arranged at an additional cost.

ADDITIONAL COSTS
Electricity, water, linen, garden maintenance, staff wages and local taxes are included in the rental rate. Guests are responsible for personal expenses including meals, beverages, laundry, telephone use and any additional services requested.

MEALS AND STAFF EXPENSES
For villas with butler service, an advance grocery float may be required and managed directly with the Guest Relations Manager. Receipts and change will always be returned. Tips are entirely at the guest’s discretion.

OPTIONAL SERVICES
Optional services may be available depending on the villa and include drivers, tours, additional transfers, babysitting, pool fencing, cots, high chairs, strollers, in villa massage, yoga or wellness services, cocktail experiences and laundry services.

PAYMENTS AND DEPOSITS
A fifty percent deposit is required to secure a booking and must be paid within the invoice timeframe. Bookings are not held without payment. Deposits are non-refundable for stays within six months of arrival.

FINAL PAYMENT
The remaining balance is due no later than thirty days before arrival. If final payment is not received, the booking may be cancelled and the deposit forfeited. We will issue up to two reminders before cancellation.

LAST MINUTE BOOKINGS
Bookings within thirty days of arrival require full payment upfront and are non-refundable.

PAYMENT METHODS
Payments may be made via bank transfer, PayPal or Stripe. Credit card payments incur a three point five percent surcharge. All payments are processed in Australian dollars.

CANCELLATIONS
Cancellations made more than six months prior to arrival will receive a deposit refund minus a ten percent administration fee based on the total booking value, plus any transaction fees.

Cancellations within six months of arrival are non refundable. If cancelled between one and six months before arrival, we will attempt to rebook the dates. If all dates are rebooked, a credit note will be issued minus a ten percent administration fee and any discounts required to secure the replacement booking. If only partial dates are rebooked, no credit applies. Credits are valid for three years and must be used for a minimum stay equal to the original booking.

CANCELLATIONS WITHIN THIRTY DAYS
Cancellations within thirty days of arrival, no shows and early departures are non refundable.

DATE CHANGES
Changing dates requires a new 50% deposit. If original dates are successfully rebooked, payments may be transferred to the new booking where possible.

TRAVEL INSURANCE
Travel insurance is strongly recommended. Guests are responsible for their own medical care, treatment decisions and all associated costs. Saudara Villas may assist in arranging medical services but accepts no responsibility for outcomes or expenses.

CHECK IN AND CHECK OUT
Check in is from 2 pm and check out is by midday. Late check outs are not available. Guests with late flights may store luggage at our office where available.

MINIMUM STAYS
Minimum stay requirements vary by villa and season. Please refer to individual listings.

THIRD PARTY BOOKINGS
Bookings made through travel agents or online booking platforms are governed by their own terms. Saudara Villas can only manage bookings made directly through our own channels.

MAINTENANCE ACCESS
Villa management or approved contractors may need to access the villa during a stay for maintenance, repairs or safety reasons. Reasonable notice will be given where possible, however immediate access may be required in urgent situations.

GUEST RESPONSIBILITIES
Guests are responsible for any damage or loss caused during their stay, including by visitors. Replacement or repair costs will apply.

PERSONAL BELONGINGS
Saudara Villas is not responsible for loss, theft or damage to personal belongings. Safes are provided and should be used at all times. Only Saudara staff or escorted contractors are permitted to enter the villa.

CHILD SAFETY AND POOL FENCING
Guests travelling with young children are required to hire professionally installed pool fencing for the duration of their stay. Pool fencing must be organised prior to arrival and will be installed and removed by an approved provider.

For stays where pool fencing has not been organised, Saudara Villas accepts no responsibility for the supervision, care or safety of children at any time, whether parents or guardians are present or not. Responsibility for supervising children rests solely with the parents or guardians at all times, including around pools, outdoor areas and all villa facilities.

PASSPORTS AND VISAS
Guests are responsible for ensuring valid passports and visas. Passports must be valid for at least six months from arrival. Delays or denied entry due to documentation issues are not the responsibility of Saudara Villas.

LOCAL LAWS AND REGULATIONS
Guests must comply with Indonesian laws at all times. Passport copies are required at check in for police registration. Illegal substances and unlawful activities are strictly prohibited.

NOISE
Quiet hours apply from ten pm. Music and noise should be reduced from nine pm. Any fines issued by local authorities are the responsibility of the guest.

SMOKING POLICY
Smoking is strictly prohibited inside the villa at all times. This includes all indoor spaces and any open plan or open living areas within the villa. Smoking must be kept to designated outdoor areas only or outside the villa compound entirely.

All cigarette butts and smoking waste must be disposed of appropriately and must not be left anywhere on the villa grounds.

Any guest found smoking inside the villa or its living areas will face immediate eviction without refund. Any additional cleaning or damage caused by smoking will be charged to the guest.

BEHAVIOUR AND RIGHT TO REFUSE SERVICE
Disruptive, unsafe or unlawful behaviour may result in immediate termination of the stay without refund. Saudara Villas reserves the right to refuse or cancel any booking where information has been misrepresented or terms have been breached. Saudara Villas are intended for families and responsible adult groups only.

EVENTS AND PARTIES
Villas are provided for holiday accommodation only. Events must be declared and approved in advance and may incur additional fees or licensing requirements. Noise restrictions apply and celebrations must end by 9 pm unless moved to a licensed venue. Failure to declare an event may result in cancellation without refund.

UNFORESEEN CIRCUMSTANCES
We cannot be held responsible for disruptions caused by utilities, weather, fire, government restrictions or events beyond our control. No refunds are guaranteed for such circumstances, however credits may be offered at management discretion.

PROPERTY SUBSTITUTION
If a villa becomes unavailable due to circumstances beyond control, we will offer a comparable alternative or provide a prorated refund.
