Payment & Cancellation Policy

Payment & Deposit Terms

  • A non-refundable deposit of 25% of the total booking amount is required to confirm your reservation.
  • The deposit must be paid within 12 hours of submitting your booking request. If payment is not received within this timeframe, the reservation hold will be released.
  • The remaining balance is due 14 days before arrival.
  • You may make a deposit, or pay your reservation in full immediately. The cancellation and refund policies remain the same.

Cancellation & Refund Policy

  • Cancellations 14 days or more before check-in: You will receive a full refund of the balance paid. The deposit remains non-refundable.
  • Cancellations 7–13 days before check-in: You will receive a 50% refund of the balance paid. The deposit remains non-refundable.
  • Cancellations less than 7 days before check-in or no-shows: No refund will be issued, and the deposit is forfeited.

Northfork House Rules

A place built for connection, comfort, and respect.

1. Treat the property with care

Northfork is a restored heritage homestead. Please respect the buildings, furniture, grounds, and all amenities as if they were your own.

2. Quiet hours support the experience

To preserve the peaceful country atmosphere, quiet hours run from 10:00 p.m. to 7:00 a.m. Please keep noise low in rooms, common areas, and outdoor spaces.

3. Shared spaces are for everyone

Clean up after yourself promptly in the kitchen, lounge areas, outdoor spaces, and shared washrooms. Leave common areas ready for the next guest to enjoy.

4. Registered guests only

Only registered guests are permitted to use the accommodation and common areas unless prior arrangements have been made with the Northfork team.

5. No smoking indoors

Smoking, vaping, and cannabis use are not permitted inside any Northfork buildings. Please use designated outdoor areas and dispose of waste responsibly.

6. Fires must be supervised

Outdoor fire pits may be used only when permitted by local fire regulations. Fires must be attended at all times and fully extinguished before leaving the area.

7. Respect the natural environment

Northfork sits on a working homestead. Please stay on marked paths, avoid restricted areas, and be mindful of wildlife and gardens.

8. Keep doors locked & valuables secured

For your safety and the security of the property, ensure doors are locked when entering or leaving and store valuables safely.

9. Kitchen use (if applicable to the stay)

If guests have access to a kitchen:

  • Label personal food
  • Clean dishes and surfaces immediately after use
  • Do not leave food out, as it attracts wildlife

10. Pets by approval only

To protect the property and ensure comfort for all guests, pets must be approved in advance. Additional cleaning fees may apply.

11. Events & gatherings require permission

Any formal gathering, celebration, retreat activity, or outside vendor must be approved by the Northfork team before arrival.

12. Respect check-in & check-out times

Please follow the communicated times to allow cleaning and preparation for incoming guests. Early check-ins and late check-outs may be arranged when possible.

13. Report issues promptly

If something breaks, isn’t working, or doesn’t feel right, please let us know immediately so we can take care of it.

14. Alcohol use is permitted responsibly

Guests may enjoy alcohol on the property but must do so respectfully and in a way that maintains the serenity of the environment.

15. Enjoy the property

Walk the fields, watch the sunset, slow down, breathe in the countryside. Northfork is meant to be savoured.
