Streams & Dreams at Laurel Run Terms & Conditions

By booking a stay at Streams & Dreams at Laurel Run, you acknowledge and agree to the following terms and conditions:

1. Payment Policy

  • More than 14 days prior to arrival: A 50% deposit is required at the time of booking to confirm your reservation.
  • Within 14 days of arrival: 100% payment is required in full at the time of booking.
  • If only a deposit is paid, the remaining balance must be paid no later than 7 days prior to check-in.

Failure to pay the balance in full by the deadline may result in cancellation of your booking in accordance with our cancellation policy.

2. Rate Types

We offer two types of booking rates:

  • Refundable Rates
    • These are fully refundable in accordance with our cancellation policy (see below).
    • There are no exclusions or limitations to refunds under this rate.
  • Non-Refundable Rates
    • These are not eligible for refund.

3. Cancellation Policy

  • Refundable Bookings
    • Cancellations made at least 14 days prior to check-in will receive a full refund.
    • Cancellations made within 14 days of check-in are not eligible for a refund.
  • Non-Refundable Bookings
    • These bookings are non-refundable.

4. Check-In / Check-Out

  • Check-In Time: 3:00 PM
  • Check-Out Time: 11:00 AM

Early check-ins or late check-outs may be available by request and may incur additional fees.

5. Guest Responsibility & Damages

Guests are responsible for leaving their unit in the condition it was found.

Any damages, breakage, or loss caused by negligence, misuse, or failure to follow property guidelines may result in charges to the card on file. This includes, but is not limited to:

  • Broken or damaged furniture, grills, fixtures, or sauna equipment
  • Excessive messes requiring additional cleaning or remediation
  • Lost or damaged accessories, or outdoor gear
  • Fire or smoke damage resulting from improper use of fire pits or cooking areas

A detailed invoice for any charges will be provided upon request. Please report any damage noticed at check-in to avoid being held responsible.

6. Quiet Hours & Conduct

  • Quiet hours are from 10:00 PM to 8:00 AM.
  • Disruptive behavior may result in removal from the property without refund.

7. Pets & Smoking

  • Pets are not permitted at Streams & Dreams unless explicitly approved in writing.
  • Smoking is prohibited inside all units. Outdoor smoking is allowed only in designated areas.

Violations may result in a $250 cleaning fee.

8. Liability Waiver

Liability Statement

By booking a stay at Streams & Dreams at Laurel Run, guests acknowledge and agree to the following terms regarding the use of the property, facilities, and trails:

  1. Assumption of Risk
    • Guests understand that outdoor activities such as hiking, campfires, sauna use, and other recreational amenities involve inherent risks, including but not limited to uneven terrain, wildlife encounters, weather conditions, and natural hazards.
    • Guests voluntarily assume all risks associated with participating in these activities.
  2. Release of Liability
    • Streams & Dreams at Laurel Run, its owners, and affiliates shall not be held liable for any injury, illness, loss, damage, or death resulting from the use of the property, trails, or amenities.
    • Guests agree to release, discharge, and hold harmless Streams & Dreams at Laurel Run and its owners from any and all claims or causes of action.
  3. Guest Responsibility
    • Guests are responsible for supervising all members of their party, including children and pets.
    • Guests agree to follow all posted rules, safety guidelines, and instructions provided by the property.
    • Guests will use the property and amenities at their own risk and discretion.
  4. Emergency
    • In case of emergency, guests should dial 911.
    • Guests are encouraged to hike with others, carry water, and exercise caution when using trails or outdoor amenities.

By proceeding with a booking, guests confirm that they have read, understood, and accepted this liability statement as part of the Terms & Conditions of their stay.

You acknowledge that you have read and understand the Sauna, Cold Plunge, and Dreamer’s Loop Trail safety guidelines.
